Council Approval
LEVERAGE OUR EXPERIENCE:
With many Councils progressively up-dating their Development Control Policies and Local Environmental Planning policies it is becoming increasingly difficult to obtain Complying Development approval.
If difficulties arise when a Pool Builder makes a Council submission there may not be much progress as most Builders are set for protracted negotiations.
If you have been contracted to a Builder and Council require significant changes to the design you are not only up for the design changes you are at the mercy of the Builder in regards to price variations to the contract – for which there may be no nominated (and fair) schedule of rates in the Contract for price variations.
Serious consideration should be given to obtaining Council approval first, for the agreed Concept Design so you minimise the likelihood of undue delays and unknown contract price variations by the Contract Builder.

The following are some of the policy issues now becoming more difficult to satisfy, in which case a Development Application may be required and/or an Objection to the policy requesting a variation with a summary of reasons and attached photos:
- Landscape ratio requirements
- Tree removal or close proximity concerns
- Height above existing/original (natural) ground level
- Observe the recommended construction procedures, as documented, from setting out the pool excavation and supervising the excavation
- Privacy issues
- Streetscape or riverscape exposure concerns
- Drainage and/or stormwater control
- Noise and pollution
- Pool fence and security
