Provide a coloured concept design for the complete area including pool, shelters, fencing and landscaping recommendations.
SPECIFICATION & TENDER PROCESS:
Once final agreement is reached on the Concept the design may be utilised for quotation purposes. A detailed specification may be prepared to assist with the tender operation.
ANALYSIS OF QUOTATIONS:
Generally it is difficult to compare quotations because of the lack of information. Some quotes are extremely brief with a series of ticked boxes – if you're lucky. Frequently little information is given about the equipment make or specification. Pricing can often be a firm cost with little detail on tip fees or solar dimensions etc.
There are several different Contracts available to Builders and they generally contain some variables not always obvious even to the wary. We can advise you about those areas of particular concern.
The concept may also be taken to the next stage of obtaining Council approval. This process may be as simple as Complying Development or in the event that not all of Council’s conditions can be satisfied then a more complex Development Application may be required .
Council, as a condition for concept approval may require detailed Landscaping plans. This service together with BASIX Certificates, Statement of Environmental Effects, and formal objections to Council Policy issues can be provided when applications do not satisfy complying Development Conditions (which vary with each Council).

Having an approved design has the advantage of controlling Builders quotations in regard to cost and equipment variables. Having knowledge of costs with Council and Sydney Water approval in place allows you to confidently negotiate with a Builder from a position of strength.
